Planning Your Dream House Before You Hire an Architect: An OFW Family's Guide

Marco has been a nurse in the US for ten years. Every duty, every overtime shift, every remittance has quietly pointed at the same thing: the house. A plan is a list of spaces, sizes, relationships, and a budget that survives contact with reality.

Here's the part most families don't realise: the work of turning wishes into a plan doesn't start with the architect. It starts with you — and doing it before your first consultation is the single best way to get more value from every peso you'll eventually pay a professional. An architect who receives a clear brief spends your money designing; an architect who receives a folder of screenshots spends the first month interviewing you.

Step 1: Empty the phone — and both heads — into one map

The raw material for a house plan is scattered: Marco's screenshots, Ana's daily frustrations with the current kitchen, the daughter's campaign for her own room, half-decisions from a hundred video calls. Before any of it can become a program, it needs to land in one place where the whole family can see it.

A mind map is the right container, because at this stage the ideas don't have sizes yet — they have themes. Two rules make this session productive. First, nothing is rejected yet — the map is for capturing, not judging, and the balcony jacuzzi can die a natural death later. Second, every screenshot gets a caption: not "nice kitchen" but "I like that the oven is separate from the cooking area." The caption is the actual requirement; the photo was just carrying it.

Do this together, on a video call, over a weekend. When the map stops growing, you're ready to turn branches into rooms.

Step 2: Turn the map into a space program

A space program is the professional's version of a room list: every space the house needs, a target size for each, and — critically — which spaces need to be near (or far from) each other. This is the document architects wish every client brought to the first meeting.

A dirty kitchen (outdoor/service kitchen, ~8 m²) for serious cooking; laundry and drying area; a guest room that doubles for visiting parents (~11 m²) — and thinking ahead, a room that could one day work for a grandparent living in, which means considering a ground-floor location; carport; and storage, always more storage than you think.

Then come the relationships, which matter more than the sizes. The point of doing this homework isn't to hand the professional a finished design; it's to make sure the conversation starts from your family's actual life instead of from a blank page.

Step 3: The budget check — before you fall in love

Step 4: Find the lot that fits the plan — not the other way around

With a program and a budget, lot-hunting stops being romantic and becomes a filter. A candidate lot must legally hold ~210 m² of house (plus the setbacks, site-coverage and height rules of its zone), suit the business's pickup logic (a corner lot suddenly looks interesting), and leave money in the budget after purchase.
